What is a Wholesale Deal?

Motivated Seller: 

Wholesale deals often involve properties owned by motivated sellers who need to sell quickly, such as homeowners facing foreclosure, landlords looking to offload properties, or heirs dealing with inherited properties.

Negotiated Price: 

The wholesaler negotiates with the seller to purchase the property at a price significantly below market value, allowing room for the wholesale fee and profit margin.

Assignment Contract: 

Once the wholesaler secures the property under contract at the negotiated price, they enter into an assignment contract with the end buyer, transferring their rights and obligations to purchase the property.

End Buyer: 

The wholesaler assigns the contract to an end buyer, typically an investor or rehabber, who completes the purchase of the property and may proceed with renovations or other investment strategies.
